Property Description

A custom designed and solidly built real log home, built in 2007, located in a most unique, off the grid, setting in the Boulder Mountain region of Southern Utah. Part of a small development, called Happy Valley, positioned within an old 160 acre homestead parcel, and surrounded by over 100,000 acres of Dixie National Forest. Large custom solar bronze windows, in the great room, bring in spectacular views of slick rock formations and mountain peaks into stunning focus. As do the two covered porches, off of both the master suite and guest room. Not to mention the “in your face” views of old growth ponderosa and slick rock peaks from the large back deck. The stars in the night sky are absolutely brilliant. The home sits on 4.13 acres, built on one of the prime lots in the Valley, backs to National Forest, and is situated at an altitude of 7,500 feet. Utilities include a 2.1 KW Solar Panel Array, with Outback Power Inverter/Power Panel with a 48 Volt DC, 780 Ampere-hour battery bank. Also included is a Coleman Power Station w/Honda engine 1.2KW, propane fueled, backup generator, for those, few times a year, extra cloudy days. There is a 1,000 gallon buried propane tank to service the back up generator, central heating system, range top cooking stove, dryer and 50 gallon water heater. The electric dishwasher, washer and refrigerator are all energy efficient appliances and are also included. The Garage is approximately 1,100 square feet with 10 foot doors for oversize vehicles, with lots of extra room for a work shop area and storage space. The house, including the basement, is approximately 4,600 square feet, with the main floor completely finished and the basement only partly framed (for the utility room and possible bedroom). The main floor features three large bedrooms, two bathrooms and a large great room/kitchen and dining area, as well as a utility room with oversized pantry. Pella sliding glass doors exit to the outside from each bedroom. A Napoleon NZ6000 (their largest) wood burning fireplace, with blowers, and cultured stone facing is located in the great room. All cabinets in the kitchen, including island, bathrooms and utility room were all custom built, made from knotty alder. All the wood doors throughout the house were also finished by the cabinet builder to match. The flooring is constructed of ponderosa pine, locally milled, with beautiful multi-colored features, characteristic of that wood. Large wood trusses centered in the great room accent it, giving it that lodge kind of feel. Miscellaneous: A business dish satellite is installed with VOIP phone. There are can lights underneath the eaves of the great room outside, creating an impressive night time lighting effect. The basement has both an outside and inside entrance. There is also a garden tub in the master bathroom. Along with the standard blown in insulation, thick rigid insulation was also added for extra protection against temperature extremes. Climate: The low humidity makes the air feel much less cold in winter and less hot in summer. The summer mornings and evenings are always cool. Brief, late afternoon rains usually begin in July and continue until September. Snowfall is not as prominent as other areas of the country, which make this more ideal for possible winter access. There is an approximate two and a half mile forest service road leading to the property (there currently is a family that lives down there year round that also helps to keep the road open). Area Features: There are spectacular scenic hiking and riding trails right off of the development, namely the Slick Rock Trail and Single Tree Falls Trail. The Slick Rock Trail ends at Lower Bowns Lake and connects with other trail systems as well, while the Single Tree Falls trail takes you on a short, mile long hike, to a beautiful waterfall. Capitol Reef National Park is about 40 minutes away, Escalante Staircase National Monument is also about 40 minutes or less distant, not to mention Bryce Canyon National Park is also about 2 hours from there, as well as doable day trips to both Arches and Moab Canyon Lands and many other awesome scenery locations, too numerous to mention. The area is incredibly diverse, with landscapes and climates, varying from high desert to alpine forests and everything in between, all located in relatively short distances from one another. The home is situated in a small development surrounded by approximately 100,00 acres of National Forest. There are hiking & horse trails that take you to endless breathtaking scenery, right from your door step. Grand Junction, the nearest major city, is about three hours away. Basic shopping needs are in Loa, about forty minutes away.
