Located on a south-facing hillside, the passive-solar design of this house along with superior insulation make it very energy efficient. The etched concrete floor is a thermal mass for the passive solar aspect of this house. It also has an electric radiant heat system installed in the floor which efficiently heats the house when the sun isn't shining. Being quiet on the landscape, constructed with natural materials and no loud colors, this house comfortably blends into the beauty of the area. The "Hundred Year" stain on the cedar siding requires no maintenance, and no toxic chemical treatment. The "classic Boulder Utah" metal roof with a rusted finish is heavy gauge steel. Boulder Utah has one of the world's best night skies. In order to minimize the impact of lights, insulated shades have been installed to keep light from escaping. They can almost make the house invisible at night, if one wishes. Plumbing is set up for solar hot water, not yet installed.

Property Description

We call it "Giggling Raven". It's a smart, simple, and attractive house, built on the side of Black Ledge Mesa with fabulous views into the Grand Staircase National Monument to the south and west. Slickrock and desert Pinyon/Juniper environs encompass the house site. A rock "apron" anchors the house on the hill, with planting pods which burst in color every Spring and Summer. More than 1000 sf of patio, partially covered and finished with tumbled pavers, wraps around the south and west sides of the house. An outdoor fireplace provides a warm place to watch the night sky. Etched concrete floors serve as thermal mass with heat from the winter sun, and electric radiant heat when necessary. Cathedral ceilings extend over the living area downstairs and the entire upstairs. Exposed fir beams in the dining area accentuate the Pine ceilings and Alder trim and custom cabinetry throughout the home. The fully equipped kitchen is well lit and has 180 views towards the Monument. Comfortably sized, the living area has a propane fireplace with a stone hearth, adding the warmth of a fire to the home. Also serving as a reliable back-up source of heat. Porcelain tile, which mimics some of the rocks in the area, is used in both bathrooms. The full bath, on the main level, also has a laundry area with a water-conserving front loading washer and dryer. Upstairs, the 3/4 bath has a curved glass shower and serves the master bedroom. Built-in dressers in the master add to the functionality of the home. An opening created in the west wall of the master bedroom opens the room to views of Sugarloaf Mesa glistening pink and white at sunrise - starting the day with a touch of magic. Upstairs, in the loft area off the master bedroom is a den overlooking the living area below. From the den an exterior door leads to a redwood deck to the north and small fenced yard. The fenced yard helps to protect any pets from wildlife, as well as protecting wildlife from pets. Black Mesa is the northern boundary of the house, and the property extends almost to the top edge of the mesa. The guest bedroom on the main level, served by the full bath, has a private exterior door exiting to the covered wrap-around patio. An exterior shop, and storage area are also included with this house. This house is perfectly designed and situated to take advantage of the natural elements. Facing the winter sun, and with covered patio to cut the summer sun, the house remains comfortable year around. Annual energy costs are estimate, as we don't live here full-time.

Neighborhood Description

Burr Trail Farms is a collection of 29 parcels located off of the Burr Trail "in the Draw", not within the Town of Boulder. Most parcels are 10 acres or larger. A community-well serves 7 of these parcels, this house being one of them. The annual dues for road maintenance and culinary water are $400. The annual meeting for BTF (with luncheon) is at the Town Hall on the first Saturday of March every year. it's an enjoyable meeting, bringing everyone together once a year.

Market Area

Boulder Utah is rich in Anasazi prehistory, and hosts the Anasazi State Park. Indian artifacts are continually being found in the area. The town of Boulder has a population of approx 200. Historically, cattle ranching has been the mainstay for most of the old-timers. The creation of both the Capital Reef Natl Park in 1971, and the Grand Staircase Natl Monument in 1996, has brought tourism to the area as a financial benefit.

School District

Boulder has a small elementary school. Currently there are 7 students attending. The middle and high schools are located in Escalante, 35 miles west on Hwy 12.

Community

Boulder is a remote and quiet place. Attractive to artists of all types and adventurous self-reliant people. The residents of the area are helpful to one another, recognizing the importance of community in an area so remote. Strong supporters of the arts, the people of Boulder have many art-events throughout the year. The closest grocery store is in Escalante. Boulder has two small markets and a great Farmers mkt in the summer.
