Home Details - Was designed to support two families in the same dwelling sharing the high efficiency washer and dryer. The foundation is an insulated slab on grade with the home's south, east, west, first floor of the north side exterior walls as well as two interior walls are constructed of 12 in. concrete blocks. The second floor north wall is 8 in. concrete blocks. Wherever there isn't concrete and rebar going all the way to the top of the second floor there is sand filling the blocks at least to the top of the first floor. The entire exterior is wrapped in two inches of extruded Polystrene(Dow blueboard) over a 1 1/4in air gap. This creates a tight house that is better than ICF construction which has insulation on the inside of the thermal mass which is not where you want it. The interior framing and roof system are exposed post & beams. Pella windows throughout, 9 of which are 4ft by 9.5ft on the south side positioned for the views and solar gain. The GrundFos SQ flex well pump can be run by a generator, solar, wind, or the grid as it is now. Another thing that adds to the privacy is the power meter can't be seen from the house, over 600 ft. away.
The following describes one side which is finished, is 3/2 and approx. 1,700 sq ft. The first floor is a stained concrete slab where the kitchen with stainless appliances and new airtight amish wood cookstove, dining area, a bath laundry and either a bedroom/library/office are, it's best described as a walkout basement with a 25x12 patio to enjoy the views. The great room is above this area and is open down to the first floor. The style is arts & crafts with the posts, girders, ridge beams, rafters, T&G ceiling all being white oak and the floor joists & T&G floor being red oak. There are also 2 bedrooms and a bath upstairs. The post & beam framework is hickory for these with the floor also being hickory in the hallway and bathroom. The walls in the hallway are a diseased maple, the bathroom cherry and the bedrooms southern yellow pine. The earth roof covers this portion of the house, which is 5 in. of a special growing medium with sedums and various succulents.
The other side of the house is dried in with the interior framing completed but is unfinished. The first floor is hemlock exposed post & beams that the plumbing in the slab set up for the kitchen, master bedroom and bath, great room, mudroom, and half bath. Soaring vaulted ceiling in great room is over 20 ft. high. The upstairs could be two bedrooms and a bath or one bedroom, one bath and a loft.
Large organic garden area has been developed with local mushroom compost added to soil. Small orchard (peach, pear, apple and fig), blueberries, raspberries, strawberries and some asparagus plants. Being situated a couple hundred ft. up on the ridge allows you a couple weeks longer growing season in spring and fall. There is a 1,500 gal. water tank that can be filled from the well with the flip of a lever, that allows gravity flow watering to most of the garden areas.
