What makes your home a Green or Healthy Home?

The home has a 21K PV solar array and can be either on or off grid. No propane is used to run this home - the freezers, refrigerators, dishwashers, electric cooktop, lighting, washer and dryer, outlets, well pump, all run off solar. The home has been EMF mitigated, with shielding around almost every component, including even the electric on-demand water heater, dishwashers, washer and dryer, and computer area. The home was constructed with 100% FSC certified framing and plywood (formaldehyde-free plywood), reed-mat wall construction, pure wool insulation, clay floors and plasters (from clay sourced on-site), lime stucco and plaster exterior and bathroom interior, American Clay wall finishes, Land Ark plant oil finishes, wool carpets, tile floors in the kitchen and bath, and uses passive cooling. Warm LED lighting, plus Solotubes, high windows, and in-eave skylights for a naturally lit interior. The log beams & poles were locally and responsibly harvested.

Property Description

This impeccable custom on-or-completely-off-grid home was created to be a perfectly healthy, low-maintenance and sustainable living environment. Designed by architect Jan Fillinger, STUDIO-E Architecture, and built by the Ecobuilding Collaborative of Oregon, the home is a superb example of sustainable, energy efficient and artistic design. The owners diligently sourced sustainable, healthy natural building materials for this home - earthen floors made from clay on-site, pure wool insulation, reed-mat wall construction, lime and clay plaster finishes are just some of the natural materials used. The home’s floors are “earthing” floors, with copper mesh beneath that grounds the flooring to the Earth's energy field. The home’s components and appliances are also EMF shielded and mitigated to create the healthiest environment possible. This amazing home is truly a sanctuary. The materials used were chosen to reduce both their impact on the environment and promote the healthiest indoor living situation possible. The home was designed and located using Feng Shui principles, and has amazing southern exposure. Inside, this spacious and inviting home feels like a retreat! The home has high vaulted ceilings throughout, and cedar ceiling treatments decorate many of the rooms. The earthen walls and floors - hydronically heated - create a stable temperature and lovely acoustics. The home is passively cooled, which works perfectly with the 75ºF average summer temperature. On the exterior upper main level, the home is encircled by a covered porch with skylights in the eaves to bring in natural light without heating the interior. The gorgeous arched front door is handcarved and opens to a wide entry hall. A covered rear staircase also has a dumbwaiter for bringing up heavier goods. The owners thought of everything! The home has an off-grid gourmet's kitchen, with double sinks (one is a single basin sink for large pots), granite countertops, a cold pantry and a beautiful kitchen island. The two dishwashers, two built-in refrigerators, and Whirlpool electric cooktop (4 burners plus 1 warmer), all run off the PV system. No need for propane! The kitchen also has a Thermo Magnum Plus wood cookstove, and a Tulikivi masonry stove. Both can be used for baking, and the Thermo Magnum also has a spacious cooktop. In the heart of the home is the octagonal living room, which has peeled log support poles, a high cedar ceiling, and Living Glass accents. Next to the living room is the indoor sauna, heated with the second Tulikivi masonry stove. The sauna also has drying racks and a storage space. A circular hallway lined with enclosed shelving - great for books - curves around the outside of the living room, connecting to each of the four bedrooms and bathroom. The bathroom is a beautiful space. Designed as a spa bath, it has two toilets, two sinks, two deep wood soaking tubs, a separate massage/dressing room, and a huge shower with three showerheads. The bathroom was constructed with lime plaster for extra durability. Up the curved stairs, the cozy family room loft has wool carpet, a built-in sound system, and natural light from the circle of clerestory-style wood windows. The high ceiling is decorated with a carved wooden mandala in this center. This home displays beautiful craftsmanship at every turn. The lowest level of the home is a 4200 sq ft finished, but unheated space, which holds the boilers, freezers, and other utilities in one small part, while the rest is open, clean storage/work space. The room has a stainless steel double-sink, cement floors, lots of windows for natural lighting, and large double doors wide enough to bring in deliveries. This level would make a great space to run a home business, or convert into extra living space! The 214 acre property is very private, with the home set far back from the non-through road, down a long gated drive. The location is spectacular – rich in wildlife, plant diversity, arable land, and amazing water resources. Besides the lovely year-round pond the home overlooks, the property has year-round creeks, nearby Triangle Lake frontage, and it’s own private lake known as Little Lake. The property was developed using permaculture principles and designed to be maintained by only two people! 55 of the 214 acres are deer-fenced with 8' tall, horse-and-bird-safe fencing. The land has 3-5 foot deep arable topsoil, abundant water supplies, and established planting beds and orchards. Included is a 51' dome greenhouse, a 660 sq. ft. shop with an additional carport, several gazebos/milking parlors, and a built-to-last 6-stall horse barn with storage and tackroom. The carport on the shop provides lots of space for parking additional equipment, as well as wood storage, and the shop has great workbenches and shelving space built in.
