This home is built on an 1152 SQFT, custom designed radiant heat floor. The 5" thick, insulated concrete slab is woven with 1000 linear ft. of PEX tubing which carries hot water (from a dedicated 30 gal. electric water heater) thru 4 zones and creates a mellow, quiet and cost efficient heating system. A simple but robust thermostat and pump system controls it all. The home orientation and eave configuration design also create a significant passive solar gain in the thermal mass of the slab...these 2 systems combined with the 6" of formaldehyde-free insulation in the exterior walls result in Oct.-May heating bills that average $60 per month. The floor was carefully polished to a smooth finish when poured, then stained with natural earth pigments (reddish browns) and sealed with durable carnauba wax.
During the warmer months the extra deep eave design keeps the midday sun's rays off of the floor and keeps the house cool. A powerful, insulated attic fan provides a quick way to draw cool air in from outside if the house gets to warm.

Water to the home is provided by a 32' drilled well with a pump house built in 2007. Septic system was pumped and inspected in 2012.
Neighborhood Description
Croft Lake Lane is a 3 mile long, dead-end street that is in Coos County, OR but south of the Bandon City limits. The lane is sparsely populated with a few private residences and some cranberry farming. The road terminates at the New River Area of Critical Environmental Concern, a beautiful, well maintained BLM property that hosts 3 miles of trails.Market Area
The home is 8.5 miles south of Bandon, a city of 3000 on the southern Oregon coast. Bandon has 2 large supermarkets, 3 hardware stores, a farm supply, a pet store, a newer library, a hospital and a nice live theater. The town also has a popular 'Old Town' district, along the Coquille River that features several restaurants, bookstores, a large art gallery, candy stores, a toy store and clothing shops. A few miles more north are BullardsBeachStatePark with it's scenic beach and access to the Coquille River Lighthouse, and then Bandon Dunes, Pacific Trails and the other golf courses.School District
