Heating System
•Main wood heater (accepts 30” logs) is on lower floor in utility area. Sheet metal plenum surrounds heater is open at the bottom and directs all heat upstairs through grate.
•Lower floor has radiant floor heat. Separate 40 gal. propane water heater heats water for the floor. This tank is attached to a heat exchanger in the wood stove, so that when a fire is burning, water is heated for the floor also. Also, when the solar hot water tank reaches temperature, excess heat is transferred to the floor via a heat exchanger and the radiant floor heat pipes. Also, solar hot water can be thermosiphoned up to baseboard fin heater to give up excess heat at night or when on vacation.
•Two wall mounted propane heaters – one in greenhouse sitting area, one in master bedroom
•Main floor has propane wood heater with glass doors (could be exchanged for wood cookstove, flue is available)
Domestic Water and Waste Systems
•Spring with ample flow and has never dried up in 25 years of use. Reservoir is 300 gallon and is dug into ground. Pressure on system is 60 psi at house.
•Yard hydrant at shed outbuilding.
•House plumbing is manifold system where each faucet or water supply has a separate pipe running to it to minimize pressure drops and energy loss
•Solar hot water with 3 8’x10’ collectors, 120 gallon solar tank. Closed loop antifreeze system where propylene glycol is circulated by two DC pumps powered by a 25 watt solar panel. Solar hot water is routed through house propane instantaneous water heater to bring it up to set temperature if needed. A clear, sunny day will usually bring the tank temperature up to around 150 degrees.
•Waste system has separate graywater and blackwater plumbing systems (but were joined together, no graywater system in place) into septic system
Power System
•Home is off the grid. Power generation is by:
1) Hydro- Water is collected under bridge to property and flows over a Hydro Screen before entering 3” PVC pipe. Pipe length is about 300’ to turbine house. Total head is 75’; Flow varies from 10 to 60+ gallons a minute. Power is delivered to house by heavy aluminum wire that is buried in conduit in yard area.
2) Solar- 650 watts of installed photovoltaic panels (additional 960 watts uninstalled available for purchase with house)
