There is nothing conventional about this house.
The design-
The building was designed and built by Gabe Browne, a Santa Fe architect/builder known for his innovation, quality and integrity.
It is one of only approximately 400 custom homes constructed worldwide that have achieved the LEED Platinum designation.
In addition, the house also has achieved an Energy Star rating, as well as an Indoor airPlus certification. The latter designation is an EPA-sponsored program designed to encourage the construction of homes with improved interior air quality. It addresses issues such as moisture control, radon control, pest management, improved heating and air conditioning technology, improved combustion venting and reductions in chemical content of building materials.
The house has a Home Energy Rating System score of 58. The HERS Index compares the average house built in 2006, which receives a score 100, with a house that uses zero energy. The lower the score, the better the rating. A score of 58 means this house is 42% more efficient than the hypothetical 2006 home.
The house-
But beyond the intelligent engineering that supports the house, the building has a unique sense of space. The most basic way to describe this house is a 3 bedroom, 2 bath with a detached room that could be an office or artist’s studio. But the plan is flexible.
To take advantage of the mountain views and the remarkable New Mexican sky, the living room/dinning room is on the second floor. There is a bathroom on that floor too, as well as a small room currently being used as a guest room. One of the two rooms on the first floor is currently used as a bedroom, the other an office. There is a bathroom on the first floor. The freestanding room is being used as an art studio.

The house is one of eleven homes in a condominium association, operating in the spirit of cohousing.
The community started as a traditional cohousing group about eighteen years ago. In recent years it has evolved into more of a “pocket community”… families who share a bit of land with chickens, goats and an organic garden. The site feels rural, even though it is in the city.
