Property Description

Very energy efficient, custom passive solar home sits on 8.5 gorgeous acres with a million dollar view of the Zuni Mountains to the East and the pink and white cliffs of Timberlake Ranch to the West. I am a painter, primarily landscape, so you may view my website www,lesliej-art and see the first 11 and last 24 paintings in the New Mexico section have been done here which is especially beautiful and remember "nature heals and is healing"--don't hesitate calling us if you have any questions. 505 783-4027 WHAT IS PASSIVE SOLAR A southern orientation with an abundance of large windows for full solar gain heats the house in the winter, when the sun is low. An overhang prevents the sun from entering the house during the summer, when the sun is high, which allows the house to remain cool. Thus the design of the house encourages heating or cooling depending on the time of year and the angle of the sun. A small greenhouse off the kitchen adds solar gain and provides an area to grow herbs in the winter and start seeds for the organic garden in the summer. Two Pacific Energy (Canadian)wood-burning stoves and two Norwegian Jotul back-up propane stoves are scattered throughout the house for chilly nights during the winter. ARCHITECTURAL STYLE The house is an eclectic mix of Ranch Style (very long split-level), Northern New Mexican (pitched roof for snow melt), Santa Fean (corbels and vigas, stucco exterior) and passive solar (southern exposure is glass). FLEXIBLE FLOOR PLAN The house is 24 ft wide by 108 ft long, with a small greenhouse off the kitchen (on the southern side) for a total of 2,718 sq ft. The 108 ft southern exposure is filled with large windows for solar gain. All rooms have access to the outside. The interior of the house is subdivided into 3 main compartments, offering flexibility of use. The main, open central area is 936 square feet and features the kitchen, laundry, dining and living area with a central wood-burning stove. The second area, which is accessed from the main room by double doors, is split in half: one area is currently used as an office and guest room (456 sq ft) with its own Jotul propane stove. The other is a master bedroom (340 sq ft) with another Jotul propane stove and a separate bath (140 sq ft). The bath also serves the office, in a “Jack and Jill” configuration with the master bedroom. The third area is on the other side of the house and 3 steps down, off of the main room. This space (720 sq ft) has its own small bathroom and closet. It is currently used as an artist’s studio, but could be a family room, media room or mother-in-law quarters. It has its own wood-burning stove and entrance from the outside. CARPORT At 744 sq ft, this is no ordinary carport. It shares the roof of the house, is supported by corbels and vigas, and can be accessed from inside the house. The ceiling matches the interior of the house (rough-cut pine) and can easily be enclosed to create another flexible interior space. SUSTAINABLE BUILDING MATERIALS This house was designed for the best in New Mexican living and lifestyle. “Green” construction throughout, meaning that it was built sustainably, with a combination of poured concrete, (ICF - insulated concrete forms for retaining walls), and SIPs panels (Styrofoam sandwiched between wafer-board to retain heat or cool). NO VOCs This house was constructed with no VOCs. The concrete floors were stained with Soycrete, a non-toxic concrete stain. The walls are painted with Bio-shield paint that contains zero toxins. All interior wood was stained with Penofin Verde, a non-toxic stain made with Brazilian Rosewood oil. ENERGY EFFICIENT Energy efficient LG stainless steel appliances in kitchen and LG energy efficient front loading washer and dryer. Two on-demand hot water heaters (one propane, one electric) for abundant hot water, without wasting it. Hunter Douglas duet cellular shades on entire south side of house offer beauty, soft lighting and insulation. Hunter Douglas wood blinds on the north side of the house enhance the view of the northern cliffs. SPECIAL CUSTOM FEATURES The 12 ft-high pitched ceilings are covered with rough-cut pine. All interior doors are custom knotty pine with black iron hardware. The Thomasville kitchen cabinets are cherry and maple, stained crimson and espresso brown, with iron knobs and pulls. All interior walls are hand-trawled for a very custom look. Baths and kitchen feature custom Italian tile and glass block. All floors are stained concrete. Hand-laid pavers create a walkway around the exterior of the house and lead to a large, walled patio on the southern side, which contains a Hot Springs Spa (Envoy model) hot tub. Hand-hewn vigas and corbels line the front portico and help to support the pitched metal roof. Custom knotty pine double front doors open to the main living area. STORAGE SHED A custom-built storage shed (240 sq ft) that matches the house, sits on the property, offering storage for garden tools, etc. THE LOT The 8.5 acre lot slopes from west to east with wide open views of the Zuni Mountains. Ponderosa and Pinon Pine, Gamble Oaks as well as Juniper and Cedar trees abound. Spectacular sunrises, sunsets and big open sky offer a true New Mexican living experience. Nightime shooting stars and constellations from the hot tub at 7000 ft elevation are spectacular. WATER WELL A well with abundant fresh, mountain water makes this home very self-sufficient. The depth is 510 ft and has a flow rate well over 35 gallons per minute with fabulous pressure. The water needs no filtration; is fresh and pure. ELECTRIC Currently the house is on-grid for electric and phone, however a conduit is in place for future active solar panels or a windmill if one choses to go off the electrical grid. Satellite Internet and TV service are available. WATER CATCHMENT SYSTEM A 1200 gallon tank is buried in the ground and catches rain and snowmelt from the roof gutters for watering the organic garden that is located nearby. There is a spigot for a hose or sprinkler. The roof is large and could support easily fill 3 - 4 more tanks with snow melt or rain water.
