What makes your home a Green or Healthy Home?

The house features 14" to 24" adobe walls that breathe and work as a thermal mass for heating and cooling. All paints are natural clay or Bioshield. The floors are finished with pure walnut oil and the house is insulated with cotton batting: R 50 in the ceilings. 
Although this house is off grid by choice, it could easily be connected to nearest electric pole. Currently, photovoltaic solar panels, south facing orientation with earthen floors as a thermal mass combine to create a home nearly free of dependence on outside energy. Annual cost for the propane used for cooking and hot water is about $200. Tubing for radiant heat is installed in the floors, with a Takagi on demand water heater which provides domestic hot water and is rated to connect to the radiant floor system, if desired. There is ample firewood on property. 
The well provides water for domestic use and a roof water harvesting system with 2300 gallons of storage capacity is used for gardens.

Property Description

The home is built in true adobe style with earthen plaster inside and out and finished with natural clay paints. The house, full of light and character, was built with a dedication to beauty and traditional craftsmanship as well as a commitment to sustainable living. Windows are double hung, true divided light with wood storm windows and bronze screens. Doors are hand made with reclaimed wood and antique hardware. Floors are traditional earthen in living room and bedrooms, sealed with walnut oil; saltillo tile floors in bathroom and entrance hall. The house is south facing with Shaker-style splayed window openings in the deep adobe walls. The kitchen has stainless, energy star appliances and handmade cabinets, also from reclaimed wood. A Rumford fireplace and Morso woodstove make for cozy winter warmth. The bathroom features a clawfoot bath tub with a shower and a pedestal sink. A 225 sq. ft. portal to the west commands a classic New Mexico open view and can be used as an outdoor room or workshop. The house is small by modern standards but ample in its design with many built-in bookcase nichos and drawers. While having the feel of a true, old style adobe, the house is new and has high quality modern fixtures and electric and plumbing installations.

The property has extraordinary views to the Sangre de Christos, the Jemez Range, the Galisteo Basin and the Ortiz Mountains. The house and acreage are completely private, with an incomparable sense of rural quiet, yet are only 25 minutes from Santa Fe and all its distractions. 

The property also has a small summer guest casita or writer's studio and a small organic garden. The house is complete as is but was designed with attention to the ability to add on at a future date. Recently added was an outdoor wood-fired earthen bread oven that makes the best pizza ever.

Located in Santa Fe County in the foothills of the Ortiz moutains. Rural residential community with most lots being 40 acres or more. Horses, chickens, goats all allowed. The acreage is heavily treed with pinon and juniper, affording privacy as well as habitat for birds and other wildlife. Access to house is from paved roads, and 1/2 mile of dirt road driveway. Very quiet.
