Property Description

Property: This 147 acre parcel contains southern exposed fields, cultivated gardens, cliffs, ponds, the headwater to the Medomak River, and 270 degree views from its hill top location. The owners would like to see this property remain as a large tract of land and provide protection to the abundance of wildlife on the property. The property is a certified tree farm  for red oak, white pine, maple, ash, beach, hemlock and fir. The property in the 1800’s was part of the Bowdoin College grant; the current lot is actually 4 of the original lots from the General Knox subdivisions, recombined to form this large parcel. This year a forest management plan was re-written; this is available and defines the many qualities of the property. The property has been actively managed for 38 years with the intent to produce quality grade lumber. The only significant harvesting has been associated with natural causes, so this property has a high volume of large maturing trees. Literally several miles of tractor wide trails interconnect the multiple property types and include a bridge over the river, with a small camp on the far side. These roads took years to develop and in addition to providing access to harvestable timber and firewood, they also are excellent for x-country skiing, snowshoeing or motorized travel. Many old stone walls cross the property; these are remnants of past agricultural activities, which were mostly sheep and beans and fruit. Several old apple species still exist. Access is from a state road (Rt 220) and there is a ROW from the Back Palermo road as well to the rear of the property. The property, while providing privacy for house and shop is adjacent to a well maintained snowmobile trail that connects Maine to Canada. The house and buildings is located 1/3 mile from the tarred road on a well built gravel road.
