There are 80 acres currently dedicated to dry land hay farming (alfalfa and grass), with an average yield of 1 to 1.25 ton/acre in 1 cutting. No chemicals or pesticides have been used on this land in at least 18 years, and it could be certified organic with the necessary paperwork. This ranch has supported 50 cow pairs, fed with site-raised hay and grain and the addition of leased summer grazing. A 2400 sq ft hay barn was added in 2012 to provide protected, efficient hay storage. 20' clear height to allow easy unloading of stack wagons, with additional room for equipment storage.
In addition to the hay barn, other structures include: 24' X 28' concrete-floored shop, 20' X 40' shed, two 10' X 8' grain bins, 8' X 8' chicken house (with tongue and groove flooring!), and 10' X 15' cellar. There are 4 fenced pastures, 4 hay fields, a corral, and a feed yard. A nicely fenced garden includes 3 apple trees, 1 plum tree, 1 pear tree, and 1 apricot tree, with plenty of space to grow your veggies.
This property was an old homestead and features seasonal Hog Creek running through the center with 5 seasonal ponds and 1 year-round reservoir.
The ranch sits at 3500' elevation with mountain views and big skies. Wildlife include mule deer, antelope, elk, chukar, huns, partridge, coyote, several types of hawks, bald eagles, golden eagles, cranes, and more. Barn swallows nest on site and control mosquitoes.
Excellent opportunities to hunt, fish, hike and ride with lots of public BLM land nearby. Can ride straight out of the gate on to open range. Ben Ross Reservoir, Payette National Forest, and Hells Canyon Recreation area are all in close proximity.
