The home incorporates passive solar design along with passive house design principals. It is build with SIP (structurally insulated panels) for the walls and the roof. The floor is insulated concrete with a beautiful water based stain. All zero VOC paint was used for the interior. The exterior has a metal roof for clean rainwater collection and stucco walls for no maintenance. There are 500 gallons of rainwater collection available. Irrigation water is available during the growing season. The house is plumbed to city water and sewer. All water devices are ultra low flow. Water heating comes from an on-demand electric water heater. This all electric house with the current meter reading, after 2 years of living, shows over 1,600 kwhs below zero. The house is set up for net-metering with the local utility. Due to the tight sealing of the house an HRV (heat recovery ventilator) is used in the winter months. LED lighting is located throughout the house.Property Description
This home is the fruit of the Boise Small Footprint Housing Project, a project that involved some of Boise’s best green building people and a local LEED building architect to design and build a very low water and energy use house at an affordable price. The house is built in a modern module design that is expandable by adding additional modules. It consists of a large bedroom in one module and a laundry room, bathroom, and living area in the other module. The cabinets and shelving are made from bamboo. The coloring is inspired by the colors of the Caribbean Islands. The property is shaded by a beautiful white oak tree. The landscaping is edible, low water, or attracts beneficial insects. Many edibles will produce year after year including: asparagus, grapes, blueberries, strawberries, raspberries, gooseberries, currants, apple, peach, nectarine, and Asian pear. There is a small patio in the front and a pervious concrete pad behind the house that can be used as a patio or for parking. All doors in the house are 3 feet wide.
Neighborhood Description
The house is located in a quiet older neighborhood about a 10 minute drive to downtown or a 20 minute bike ride. It is located between downtown and the Boise Town Square shopping mall which is a 5 minute drive or 10 minute bike ride away. There is a bus stop 1 block away, if car free living is what you like. There are a few very good restaurants a short walk from the house along with a pet store and lawn and garden center.Market Area
Boise is the capital city of Idaho. It offers museums, theaters, a green belt path that runs next to the Boise River, many parks, very little crime, a ski resort 16 miles from the city, close access to mountains for hiking and camping, and many other outdoor activities.School District
