What makes your home a Green or Healthy Home?

A nuclear weapon could drop on any major city in the US and it's highly unlikely it would impact the quality of life in this uniquely remote OFF-GRID lodge. The property itself (10 acres) produces it own wood for heat coming from its two wood stoves. One step over the property line and you're in national forest with a limitless supply of firewood. Water is crystal clear and comes from your own well. You have your own septic system. A 700gal. propane tank runs stove, refrigerator, dryer and dozens of lamps for a glowing light and heat source that makes the logs radiate with beauty. A 250gal diesel tank runs the generator which, in turn, charges a battery bank. Due to the fact that this home has been owned by the same people for 28 years and was used less than 7 years, solar and hydro-systems, weren't necessary but are now do-able and economical options for those who desire them.

Property Description

This log-urious custom built remote OFF-GRID log lodge was once run as a successful back-country bed and breakfast. As such, it has a jaw-dropping interior with 23' soaring custom milled T&G larch ceilings, blue spruce interior walls, and major log-work accents plus 1200sf of covered decking looking out to the river which runs less than 100 feet from the lodge. This 28yo home has been lived in less than 7 years. Still looks newish. Sells turn-key with most of the furnishings pictured. On the banks of one of Idaho's largest salmon producing rivers, it comes with ten secluded acres and water rights from 1914. Walking distance from an historic hidden hot springs. Runs year-round on off-grid layers of propane (appliances and lighting), 7kw Onan diesel generator, battery bank and wood. Solar and hydro power are no-brainer options. Sellers are the original owners of the home, own it free and clear and are motivated to sell.

Neighborhood Description

Read my lips. There is NO NEIGHBORHOOD. This home is for the type of adventure-seeker who is yearning to get OUT of neighborhoods. This remote lodge is located at the epicenter of Idaho's Nez Perce National Forest and cocooned by three federal wildernesses, the Selway Bitterroot, Gospel Hump and Frank Church River of No Return. THIS is the largest contiguous wilderness in the Lower-48 and as such, requires a certain kind of buyer who would flourish in this level of solitude and serenity.

Market Area

The nearest little rural, rustic, quintessential Old West burb is approx. 40 minutes away with a surprisingly well-stocked back-country store, (we fed four children and bed & breakfast guests out of that little store!) church, bar, cafe and back-country airstrip. 40 minutes farther is Grangeville, Idaho, a beautiful small town with more shopping options.

School District

Elk City, 40 minutes away, offers school to the 8th grade. After that, it's usually homeschool via internet or kids board out in Grangeville, Idaho. Phone service to the lodge (which carries bundled internet) is the only concession to public utilities. Satellite is also available. But no cell phone service in the back-country. (That's partly why people move here.) It teaches a self-sufficiency in children AND adults not usually found in today's modern world.

Community

This rare privately-owned land in a sea of national forest and federal wilderness DOES have a couple of year-round residents--a custom home builder and his wife. There is also a fireman who comes up to hunt, a salt-of-the-earth logger who visits with his family frequently and a couple veterinarians. If you're yearning for isolation, trust me, this place is so quiet you can hear your own heart & it won't be long before THESE people will make your day with their warm welcome and friendship.
