Property Description

The house is spacious with an intentionally small footprint, feeling much larger than its 972 square feet of indoor space due to high ceilings and dramatic windows. The 326 square feet of covered, outdoor living space provides 1300 square feet in total. Under the house storage and ready-to-build on concrete slab allows for easy future expansion. Just under 1/4 acre lot means landscaping and yard care is manageable. Every detail was well thought out in terms of design, functionality, high quality and weather-resistant materials, and low maintenance. Completed in 2009.

Neighborhood Description

A small neighborhood of about 50 homes. 3 streets on the mountain side, and 1 street on the ocean side of the highway. The house is located close enough to hear the ocean, while experiencing much less of the corrosive effects of sea spray and maintenance headaches than homes right on the water. The neighborhood was established 40 years ago, and has many mature fruit trees, with fruits like mangos and avocados falling from the trees for residents to enjoy. Many residents easily grown their own food. 1 mile away is a weekly farmer’s market in the Seaview neighborhood. The residents have an open-minded, live and let live attitude, with a mix of new arrivals, established residents, artists, body workers, and those pursuing spiritual disciplines. Nearby Kalani eco-resort provides workshops, yoga classes, art shows, and healthy dining using locally grown produce. Some residents choose to live in Hawaii part-time, and rent their homes as vacation rentals when they’re on the mainland. Enjoy year round highs of 78-83 and lows of 65-70. 80-100” of rain per year, most at night and early morning. A clothing-optional, gay-friendly, black sand beach is only 3 blocks away. Dolphins frequently visit just off the beach. 15 minutes from Ahalanui warm pond, Champagne Pond, and Kapoho tide pools. New Kaimu black sand beach, 5 mins away. Tons of hiking trails in rainforest, lava field, and coastal settings. Convenience store, restaurant, Kalani resort within 5 minutes.

Market Area

About the Puna and Hilo areas The Puna district is a largely undeveloped but growing area as large as the island of Oahu, but with only 5% of the population. The area was first inhabited by Hawaiians hundreds of years ago in coastal fishing villages. Many of the new residents are from cities on the mainland and Oahu, as this is one of the last affordable locations in Hawaii. It still has the Old Hawaii feel that many dream about, but few find on their Hawaiian vacations. Many people have sold their homes on the mainland to live mortgage-free in Puna. There are many options for childhood education, including private, charter, and public schools. Hilo, the largest city on the island, is about 30 miles, or 45 minutes away. Hilo has a University of Hawaii campus, and is the seat of the County government. Like most small cities, it has movie theaters, many restaurants, parks, and activities. The Hilo airport has many flights a day to Oahu and some direct flights to other islands. The relatively light “rush hour” traffic makes living in Kehena Beach and working in Hilo an option for many. The Kohala and Kona regions are about 2-3 hours away and feature world class beaches and resorts, fine dining, and high end retail stores. Volcanoes National Park is 1 hour away. The Big Island really is huge. It’s nearly the size of Connecticut and almost twice the size of the other Hawaiian islands combined!
