The basic framing was with 2 x 6s on 24 inch centers stuffed with R-19 fiberglass with one inch of High R Sheathing (R-11), then plywood and wood siding. We did some major rehab work on the house about 11 years ago that included high quality glazing and a metal roof. We also removed the siding and the wooden porches and installed a wire base and stucco. We also dug around the foundation wall and put in two inches of polyisocyanurate sheet stock down 3 to 4 feet all around the perimeter to couple the insulated envelope to deep earth. Then we poured the cement around the perimeter that you probably saw. The attic has 12 inches of fiberglass batts. The PV array is 20 3 x 5 panels rated at 3.5 kW. The PV system keeps the battery bank of large marine cells charged and supplies most of the demand of the house most of the time. The domestic hot water system uses a pair of 4 x 8 collectors.

On clear days the sun produces plenty of electric energy (kilowatt hours) from the roof-mounted photovoltaic (PV) system. Its back-up batteries keep delivering electricity if the electric grid goes down. In less than a second after a grid problem, the home still has key lighting, water pumping, communications, and refrigerator and freezer operating normally. And the PV system keeps charging the battery bank whenever the sun is up!

DOMESTIC HOT WATER HEATING SYSTEM The solar-heated domestic hot water (DHW) system is fully functional. Control electronics have been upgraded, a pump replaced, and most important, a 105-gallon water tank has been installed. It’s super insulated and contains no metal (except for back-up electric heating elements.) Accordingly, it does not rust and will likely last for a very long time. It supplies plenty of hot water even when the sun is clouded over for a few days. See the presentation on the bulletin board on the north wall for more info on the hot water system.

This home is equipped with two identical, super-efficient Mitsubishi air source heat pumps (aka “mini splits.”) This unit serves the downstairs studio/bedroom. It also serves the solarium when the fan control on the west side of the solarium is actuated, and interior doors are open. The other unit heats and cools the main living area on the north of the home. In practice, the heat pumps are almost never used for cooling because the whole-house fan does an excellent job. But the option of heat pump cooling is available at the touch of a button.
