Because all the walls and ceilings are covered with American Clay, a “green” alternative to paint, the surfaces breath which reduces the need to use the air conditioner and heating system. Since applying the American Clay we have not used the heater; it is a comfortable 70 degrees year round. The drapes that are new are organic cotton. We do not smoke, or use natural gas, nor use toxic materials, no perfumes, or pesticides, because we are chemically sensitive. There is no carpet in the house only hardwood floors sealed with no VOC finish and custom tile. There is a new washer and dryer that have never seen any fragrant soap or dryer sheets. Neighborhood Description
The City of Irvine is a Master Planned Community, a beautiful area and is a relatively new city incorporated in 1971. At 45 Feet above sea level the average annual rainfall is 10-13”, average temperature is 56 degrees in January and 71 degrees in August. We have wide open spaces where there is still some agriculture and brand new shopping centers; the best of both worlds. There is a walking and bike trail nearby, tennis courts and a park with a community pool a quarter mile from the house. We have mixture of age groups from young families to those over the age of 55. Because Irvine boasts the best schools in the Nation, families move to Irvine to raise their children. Yet today there are about 21,000 residents over the age of 55. Our neighborhood is quiet, ethnically diverse, and safe; we can leave our doors unlocked. We have the fairly new (2000) Canyon Wood elementary school a quarter of a mile from the house. Canyon View received the highest state recognition – “California Distinguished School” and last year Canyon View also received national recognition as a “NCLB National Blue Ribbon School.” We have Northwood High School (opened 1999) less than a mile from the house; in 2007, 98% of the graduating class continued on to college. In case of emergency, firefighters/paramedics are less than 2 miles away. Air pollution here is minimal, the home is 5 miles from the freeway and we get some ocean breeze. The nearest businesses to us are retail stores and restaurants.Market Area
The renowned University of California, Irvine is less than 10 miles from the house and Irvine Valley College is less than 6 miles. The Pacific Ocean and Newport Beach are less than 15 miles. Irvine boasts the new Orange County Great Park, which is almost twice the size of New York’s Central Park, it is a major metropolitan park and the focal point of the redevelopment of the 4,700-acre former Marine Corps Air Station at El Toro. The Great Park includes extensive natural areas and open space in addition to recreational and cultural uses. There are three distinct park areas - the Canyon, a sustainable oasis with trails and a cultural terrace; the Fields and Memorial Park featuring the Sports Park, the Great Park Balloon and Timeline; and the Habitat Park, home of Agua Chinon, the Botanical Garden and the Wildlife Corridor. Irvine also has “Central Bark” 3 acres of fenced area so that the family dogs can romp and play with other dogs; it is divided between small and large dogs. We have California State Parks, Regional Parks and Community Parks within a short distance from the house including: Whiting Ranch Wilderness Park , O’Neill Regional Park, Mason Regional Park, Irvine Regional Park, Irvine Lake, Peters Canyon, Santiago Canyon, and Upper Newport Bay 13 miles from the house and the Laguna Coast only 15 miles. The variety of parks offer wind-buffeted bluffs to challenging trails, and offer rich recreational menu for walkers, hikers, mountain-bikers and equestrians.
