This home is off the grid, powered by a professionally done wind and solar system. No electric bills! The main difference between solar power and city electricity is heating with wood, cooking with gas (propane in this case), and very minor maintenance. The tracker follows the sun during the day and returns, at sundown, to await the morning sun to start again. 16 6-volt L-16 Surrette batteries, rated at 400 amp hours, store the power. This system is a 48 volt system. There is a Trace 5500 watt inverter with an Outback charge controller. Also for back up (spare equipment) there is an Outback 3600 watt inverter and a trace charge controller. The wind generator is on a 30\' tower and helps to keep the batteries charged during the night and in case of cloudy days. Also the home is painted with AFM Safe paint with low VOC. The utility-work room is 9.5\' x 17\' equipped with an Amana front loader washer. This home has not been lived in, other than the year built it is brand new. This property is located in NE Arizona, in Apache County, about 20 miles east of Snowflake. The access is very good, about 2 miles of dirt/gravel road. The 39 acres is fully fenced with a good barbed wire fence, gated at the drive and on the west side near home giving access the a section of State land that borders the west side of this property. The other bordering properties are also 40 acre parcels. The views from this home and property of the mountains and surroundings are spectacular. Snowflake is a small town in NE Arizona, on the edge of an area known as the White Mountains. The climate is very moderate, with an elevation of 5650 feet above sea level, considered a high desert. Snowflake does get snow, but it gets its name from two Mormon family settlers, the Snows and the Flakes. The winters are mild; it is common for the temps to reach into the 50’s and sometimes even into the 60’s. Temperatures can reach 0 degrees on a cold winter night and 100 degrees on a hot summer day. Summers are cooled down by the monsoons that typically move in around mid July and through late August. Snowflake is centrally located between Phoenix and Albuquerque. There is snow skiing, and cross country skiing within a couple hours as well as an abundance of National Forest for hiking, biking, horseback riding, camping, boating, fishing and hunting. There are 27 holes of golf in Snowflake as well as many beautiful golf courses in the White Mountain area. Roping and rodeo are also very popular. The area is rich in Native Cultures such as Navajo, Apache, Hopi, and Zuni, and the area is well known for petroglyphs. The natural vegetation is the Juniper Tree, with the tall Ponderosa Pine nearby. The growing season is long and all kinds of fruits and vegetables can be grown. There is quite a concentration of environmentally minded people in the White Mountain area, and Farmers Markets help supply the ample organic fruits and vegetables grown locally.School District
