Energy/Sustainable features of this home: super-insulation;walls R35 & R25, roof system R60. Water saving low flush toilets ( .8 & 1.6 gal flush ). Roof is designed for water harvesting and to carry the load of PV and solar hot water panels. Electrical conduit and copper piping has been run to the roof for future solar hot water and PV panels. There is a small 3 panel 450KW grid connected PV system. We are blessed to have a free flowing deep artesian well. This artesian water is captured and gravity feeding two (one on each property) 1000 gallon underground water tanks. Neighborhood Description

Panoramic Galiuro Mountain views on 14.69 acres of rare riparian Sonoran Desert, bordering the San Pedro River & 200 acres of permanent conservation land. The property adjoins almost 200 acres of permanent conservation land along the San Pedro River and surrounding riparian area. The caretaker of the property is SRP ( Salt River Project) . The “third party” managing partner is The Nature Conservancy. The primary conservation value, in addition to the most obvious preservation of the limited undeveloped riparian areas left in the Southwest, is the preservation of natural habitat for 2 species of endangered birds; the Southwestern Willow Flycatcher and the Yellow Billed Cuckoo. Both these species have been documented by Audubon to be nesting along this stretch of the River. The San Pedro is considered to be one of the primary pathways for migrating birds. Since our arrival in 2003 we have spotted over 60 species of migrating birds as well as the usual full time aviarian residents that we share this beautiful place with. Access to the conservation land for hiking & bird watching is available with permission.
