Neighborhood Description

Closest neighbors in either east/west is approx. 1/3 mile away. North backs onto big ranch grazing area and south no folks for 1 1/2 mile. This valley is about 20 miles wide and 45 miles long and is all open range, except where fenced, so if you are into horses, ATVs, 4 wheelers, all livestock. Not sure if any law against elephants or giraffes. Rock hounding is supposed to be great. You can legally carry a side arm (or two).

Market Area

Kingman is a little over 15000 pop. As of Oct of this year we will have 2 major hospitals in town, lots of Drs. There are major highways--I-40 east and west/ U.S. 93 north and south and historic Route 66, about 6 miles away, which we drive to get into town. An airport, bus service and AMTRAK. Now we get to the fun part...Grand Canyon West is 45 miles north for boating and fishing and or swimming, plus the new Reservation's new Skywalk, 400' above canyon floor. 170 miles to Flagstaff and skiing
