What makes your home a Green or Healthy Home?

Property Description

2 five acre parcels, one on Lake Minchumina with a boat shed, one above with a lodge, two large homes, 5 small cabins and various other buildings. Lots 12 & 14, Block 1, of Alaska State Land Survey #79-244 Lake Minchumina Sub (AKA plat #80-104, FRD). Solar energy, well, and wood heat so no fuel costs in that respect. Five acres on the lake which includes a lovely gravel beach and the well house and a lake boat with a 90 hsp motor(Nahani) and 4 canoes and a small sailboat. Walking up the 200 feet elevation gain in one quarter mile is an excellent substitution for a treadmill. You are rewarded with gallons of lowbush cranberries all along the way or spruce grouse when in season. Whitefish nets can be put out in the fall for good eating fish. Northern pike can be caught with a fishing pole. Ice fishing for Burbot. Five acres above with three main buildings and five cabins, one sauna, four storage sheds and five outhouses. The main home is a beautiful Log lodge and has a full basement with wood heat stove, the basement is a shop/garage for atv's, 1000 gallon water tank, full freezer, shower, and the 24 volt solar batteries and digital screen display, main floor heated with a wood cook stove, dining room table for 18 people, internet modem and dish, three sets of sinks, and then a upstairs that has beds and overlooks the downstairs. There is a telephone system that operates like any telephone (line of sight) but you have to charge your batteries. A 2000 kilowatt gas generator charges batteries in the winter. Other buildings that exist are two, stick built two story homes that are connected to electricity if the 10 kilowatt diesel generator is operated. Options for diesel TOYO stoves to be installed exist in the 3 large buildings. If you prefer the solitude of the wilderness you can use those homes in the summer . The five cabins have propane lights, small wood stoves and beds. Two are Log, two are stick built and one is has a slate floor with a sod roof. All have been maintained and cleaned. There is a wood heated sauna. The four 12 by 16 storage sheds are full of recyclable items left by the previous owners; plus two well used four wheelers, a Bulldozer (450 Case) and a backhoe which needs work. We preferred not to use them. There is a garden, greenhouse, and sled dog yard. Since everything is flown in, it is hard to justify paying to fly out items. It is 300$ round trip for one adult on the mail plane which comes twice a week. It is 75 cents a pound for freight. The community of 15 people with a post office and community library with internet and broadband and the airstrip which can accommodate DC6 are located seven miles across the lake. The beach is on the North east shore so is the boats have to be kept on moorings or winched above the crashing waves when the waves blow from the southwest. In the winter we used dog teams and now snow machines. We have enjoyed this place for ten years but now my senior citizen status is slowing me down as I am single. This place needs young partnership or hard working family. Ski/Float plane pilot is a plus for an owner.

Neighborhood Description

All you see is the lake and the mountain. The community of 15 people is 7 miles away.

Market Area

Lake Minchumina is a small Alaskan village

School District

There is no longer a school in the town of Lake Minchumina. There are many great home school programs available in Alaska. If you wish you can pay to get internet at your home, and do a homeschool program over the internet.

Community

Lake Minchumina is a small community of about 15 people, with an influx of 100 people every July for the Rock Skipping championships. Many pilots love to come to the community for the day to do some fishing and then fly home to the town of Fairbanks about one hour flight away (400 miles?)
