Property Description

A STEAL AT 329,000.00.! JUST REDUCED 70K $94. SF including 115 acres. This fine estate is located in Melrose, New Brunswick, Canada eight miles from the community of Port Elgin, 15 miles from the Sunshine Trail in Nova Scotia and 15 miles from beautiful Prince Edward Island of Anne of Green Gables fame giving one easy access to three Maritime Provinces. A short drive to Cap Pele' & Parlee Beach, the beautiful beaches of the North Umberland Strait(80 degree water temp) the warmest salt water north of Virginia Beach. Lots of homes & properties proclaim to be energy efficient & built well with the care & pride that was seen so many years ago by craftsman who built a house right and the way it should be built that is rarely seen today. This gentleman’s estate would make any of those old homebuilders proud. The theme of this home is taken from Frank Lloyd Wright’s work along with Southwestern Anastazi Indian concepts making this unique property truly one of a kind. With soaring ceilings reaching 27 feet and multiple balconies looking down onto the 40X12 foot sunroom you will never tire of this property. On the cloudiest days the house is still very light and bright with no need for artificial lighting to sit down with a good book. Situated 22 degrees west of true South as Frank Lloyd Wright always contended this property receives the suns rays on all four sides of the home at some point during the day. The sunsets are spectacular. Spring, Summer, Fall and Winter are all enjoyable in this home with even a winter “Nor’easter” a delight to behold from any window in the house knowing you are warm and safe no matter what mother nature brings your way. Whether it is the coldest day of the winter or the warmest summer day you will feel cozy, safe and content knowing that this passive solar home will not require air-conditioning in the summer months or gas, oil or electric in the cold winter months. With R-40 in the double wall construction and R-60 in the attic this 3500 square foot home has electric baseboard which rarely has been used. In the winter months the warm winter sun is low in the sky & the suns rays hit the tile flooring and well up the walls of the house warming the home nature’s way. In addition to the solar heat the only other source required is 1.5-2 cords of firewood per year and with 115 acres there is enough dead wood that you would never have to cut a live tree unless you wanted. This property goes back 7500 feet most of which is forest including white, gray and yellow Birch, Poplar, Maple, Spruce, Fir ,Larch, Pine and other species. There are reported to be over 100 species of mushrooms on the property, many edible but we only pick the Chanterelles, much favored by chefs around the world. The house itself is approximately 3500 square feet of efficient living space. As you enter the home you are greeted by a tiled sunroom with soaring 27 foot ceilings. As you gaze up you are greeted by four separate balconies looking down on the sunroom from the dining room, third floor balcony and the two sitting room balconies off the master and secondary bedroom. Ceilings on all levels except the basement are ten feet in height or more. Home has central vac system to all areas. The main level contains a large gourmet kitchen(20X11) with slate counter tops salvaged from a old school house, new stainless steel convection oven and ss frig, there is also a overabundance of cabinets. Between the kitchen and the dining room there is a bar area should you not wish to use the dining room. If you step down five steps you are in the library(16X13) which has a very large picture window looking out over the blueberry fields, lupines and forest. Moose, deer, snowshoe hares, coyotes, eagles, osprey and many other types of birds and wildlife may be seen from this room. We have a favorite Marsh Hawk that soars over the fields regularly. There are 35 built in shelves for books. There is a large sitting area and a half bath that complete this level. As you proceed up the tiled stairs to the third level you are greeted by a very cozy TV entertainment area(17X13) wired for surround sound which all so extends down to the library directly below. This room is large and also includes a large window overlooking another blueberry field to the east. A full bathroom is just a few feet away which also serves a large guest bedroom on this level. Bathroom has nice skylight. Stepping up just three steps you are on the third floor balcony looking down onto the formal dining room and also the sunroom. Off of this large balcony area are the master bedroom and guest bedroom. The master bedroom(16X20) is very large and spacious with lots of room for our king bed, a dresser and desk. There is a very large window facing west with distant views of Nova Scotia and the waters of Northumberland Straits. The far off lights of communities in Nova Scotia twinkle in the darkness with water views during the day. Step down three steps from the bedroom and you are on the nice sized balcony overlooking the sunroom twenty feet below. A large skylight in this room lets in a southern breeze and lots of light to read by. On the other end of the master BR step down to a dressing room area which includes a built in dresser and shelves, a large walk-in closet and nice sized master bath with skylight. The guest bedroom is large with a very large window which overlooks one of our blueberry fields and the woods. There is also a matching balcony which is set up identical to the master bedroom balcony. All flooring in this home is either tile or Pergo style wood flooring. There are a total of four beveled glass doors in the bedrooms, master bath and large third room on the main level that was a artist studio but could be a office or third bedroom. A full basement is well lit with natural light from openings to the sunroom and two nice windows. Presently set up with washer, dryer, weights, tub, wood stove, storage. Included with the property is a very solid old farmhouse presently being used as a workshop and storage. This house could be used as a bunkhouse or even a guest house if a person was willing to do the work. It is fully wired with lights and outlets. Property equipped with satellite TV and new high speed satellite internet. Also included with the sale are: 1952 Ford 8-N farm tractor that runs great, a good bushhog, old trailer. There is the possibility of a caretaker for the property who has taken care of the house, house plants, etc in our absence. Another friend is a lobster fisherman whom I am pretty sure will sell you his catch as he does me. Going rate has been $5.00 a pound, clams & scallops come from other friends so our seafood is always fresh. I want to tell you about the 117 acres. If you are a city person this may not interest you. But, if you love the land, the birds, the wildlife, we have a connection. Our land is all Organic, always has been as far as we know. Our water is from a artesian well, cold, clear & pure, the best we have ever had. We have 16 raised beds made of Cedar. The only pressure treated wood on this property is the sill plate for the house. We have two raised beds that are Asparagus, one that is strawberries, the rest are onions, potatoes, tomatoes (heirloom Brandywine, etc), zucchini , Broccoli , Beets, Cukes, etc. You get the picture. We have a huge red raspberry patch with too many to pick, too much rhubarb to use, a cranberry bog which provides us with our cranberries for Christmas & Thanksgiving. The bog freezes over to become a ice skating pond in the winter. There is a 50X100 fenced area for your dog or free range chickens. There are 15 acres or more of organic Blueberries (never been sprayed) that if one wished to cultivate could produce 4-5000 pounds of blueberries per acre. Right now low bush native berries sell for $1.00 per pound. Do the math, the potential is there to harvest $60-75,000.00 in blueberries alone. There is approximately 100 acres of mostly old growth forest that has not been cut over in well over 50 years. We do not believe in clear cutting but by selective cutting one could improve the forest and still sell many thousands of dollars worth of pulp and lumber and never hurt this forest. This property is ideal for the couple or family that wishes to enjoy life in the country in a clean safe environment. The air is the cleanest I have ever experienced, the locals are good decent hard working friendly people who are there if you need them. This estate is the perfect family retreat. If your children are grown, share it with them or take a vacation and let them have the place for a few weeks to themselves. If this sounds like the kind of property you are dreaming of or looking for you can fly into Moncton, NB via Continental Airlines out of the states. Moncton is a great city with all of the amenities and only 50 minutes away or fly into beautiful Halifax, NS which is about two hours by car. SELLING PRICE IS $430,000.00 Cdn or US REPLACEMENT COST ON THIS HOUSE IS $717.000.00 as recently quoted.
