Neighborhood Description

Fourteen miles east of Kanab, this is public lands paradise. Zoning is 10 acre minimum but many parcels are larger. This is very private with big old pinion and juniper providing additional seclusion. This home can't really be seen from the highway. The parcel backs up to the Grand Staircase National Monument so it's guaranteed protected for many years to come.

Market Area

This home is in the Kanab market area located in Southern Utah on the Arizona border. There has been a steady economy based on tourism for many years. There is some legacy agriculture but it's tourism that makes it possible for Kanab to have two grocery stores, a good hardware store and restaurants more akin to a town of 15,000 than the actual population of 4,500.

School District

Kane County School district compares well with other schools in Utah. As with most places, they're big of sports but they also have good theater and art departments.

Community

Kanab is a small town of around 4,000 residents with a stable core of 50% Mormon families and 50% urban refugees who come here for the spectacular natural beauty. The tourist economy means there is shopping and restaurants akin to a much larger town. There is a strong community spirit and a lot of pride of place. Sure there are political differences but here's only conflict if you want it. If you're a good neighbor, you'll find helpful folks of all political stripts.
