Off Grid Power System ​ This house comes with the option of an electrical power grid tie in with the local power company. This allows the owner to have a much lower electrical bill due to the fact that the solar system overrides any incoming power off the grid tie in. The solar system that comes with the house has 12 BP Solar panels (Model SX160B) at 160 watts each. These panels are on permanent mounts close to the house for easy access. The panels feed power into 12 large batteries in a battery bank behind the house in a battery bank box. The batteries only require adding distilled water when needed so maintenance is effortless. Two Trace Engineering All SW series inverters 2.5 Kilowatt, two Outback MX60 PV MPPT Charge Controllers, Tri-Metric 2020 monitor, Trace Engineering DC Disconnect/Overcurrent Module and all other necessary components are already installed and running properly. The house can easily be powered by the solar system as long as energy is used wisely. It worked very well for us the first month we moved in and every time the power grid went down. As a backup to the solar system the house also comes with a dual fuel 12 VDC generator that has a 130 Amp alternator and a spare 160 Amp alternator. The generator is installed in the generator shed next to the house and is hard piped to the natural gas well. The generator can also run off of gasoline. The generator can be utilized as direct power into the house, supplement solar power on days with little to no Sun or be used as an extra battery charger for banks. The generator has been maintained and recently had two new alternator belts installed as well as an oil change. Inside the generator shed there is also a high power bypass electrical pigtail which can be utilized as yet another source directing power into the house by way of a portable generator. Heating and Cooling System The house can be cooled and heated a number of ways and at little to no cost at all. A central Air Conditioning unit is installed behind the house and was just recently serviced. The Air Conditioning unit should only be used when grid power is in use. However a standard window air conditioner is included with the house which can be used with a generator. Heating is powered by a natural gas furnace which is very efficient and works quite well. The furnace is tied into the central air system for all rooms. The other option for heating is by using the Glo-Warm natural gas heaters which are located in the kitchen, living room, and generator shed and master bathroom. There is also a wood burning fireplace in the living room with an endless amount of trees and fallen trees on property there is no need to buy fire wood. The natural gas is provided by a well located on the property so owner gets unlimited free natural gas to run dryer, refrigerator, heaters, water heater, furnace, stove and oven which are all included. For those concerned about having a natural gas well on the property this well is unique. It is located in a place that cannot affect water supply and cannot be legally drilled any deeper. As a bonus the owner gets all royalties from the well by the company that manages it. Water and Sanitation ​ Water is essential in any off grid living and this place has one of the best! The 1,500 gallon cistern well is fed by a natural spring that comes out of the hill behind the pond. Water flows into the cistern from the spring constantly. The cistern recently had a new lid with an access port for adding a manual well pump plus a new overflow line was installed which empties into the pond. Plus marked close to the cistern is a brand new buried extra supply line and valve for the option of adding a water irrigation system. The cistern pump is powered by solar and is only about 4 years old. As backup for the natural spring there are at least three other natural springs on the property coming from behind the pond which are untapped. Two creeks run through the property which always has a flow of water. The pond itself can be utilized as well if need be and is approximately almost one acre in size. Never worry about a water bill again! Water supplied into the house is boosted with a head pressure tank and then runs through a non-electric Kinetico Starkey water softener. Waste water and sewage goes to a standard sized septic tank that has two 130” long leech lines that can be switched with a T-handle valve turner. The pond is right next to the house and is naturally stocked with hundreds if not thousands of fish such as Large Mouth and Blue Gill Bass plus Asian Grass Carp. During the wet season a stream comes off of the pond and turns into a waterfall behind one of the sheds. As far as garbage is concerned most can be disposed of with a burn barrel and there is a place to discard refuse that is not far away by vehicle. Greenhouse and Orchard Growing your own food in an off grid living situation is another essential part of survival. In March of 2012 a Geodesic Greenhouse was installed and this is as best as it gets with growing your own food. The greenhouse is 26 feet in diameter and is 12’ 6” high in the center. It offers 550 Square feet of floor space and is self-sufficient. The raised garden beds are already installed and everything that needs power is either independent solar powered or natural gas. Inside the greenhouse is a 1000 gallon pond that can sustain fish and/or be used for watering the garden with the solar powered water pump. We have been using it since installed and have had the healthiest garden we have ever had. The raised garden beds are filled with ONLY organic soil which is mixed with organic mushroom and leaf compost. Currently the beds are filled with thriving fruits, vegetables, herbs and edible flowers. Our hopes are to find someone who will continue growing these already established plants. Behind the greenhouse is a pile of extra compost and a compost bin half full with organic waste. Next to the organic compost bin is an extra free standing storage unit for garden tools and supplies. More details can be given to serious buyers. Around the house there are fruit trees and plenty of room to add more. The fruit trees are two apricot, two peach, two Flying Dragon Orange (Yes hardy oranges that can grow in Ohio!), one American Red Plum, two Calamondin Orange in large pots in greenhouse, Two Ruby American Persimmons, Two Dwarf Weeping Mulberry and one 4 in 1 grafted Cherry. Plenty of fruit for all year round. All over the property you can find wild Huckleberry, Blackberry, Raspberry bushes, wild onion and edible mushrooms as well. No pesticides, Herbicides or any other chemicals have ever been used for garden and orchard. Everything has been maintained 100% organic! Extras Included This property has had a ton of work done to it in the past 6 months which only makes this place even better as an off grid living homestead. There are three sheds that are included with the property. One is the generator shed which is an 8’ X 8’, the newest one which was installed April 2012 is 10’ X 12’ and is next to the house. The third one is located on the east side of the pond and is 23 ½’ X 12’ and has a side small open covered area for an ATV. This shed also has two deep cycle golf cart batteries wired into lighting for the shed. In this shed are the following which comes with the house. Sickle Bar Mower, 22” Trimmer Mower, Gas powered Auger with two auger bits, work bench and shelving, Spare parts for Greenhouse, Honda gas water pump with hoses, two 55 gallon drums of cinder for driveway during winter, two extra pumps for water cistern, various building supplies, Kawasaki 4 X 4 ATV with snow plow mounted on front, small trailer for ATV, driveway grading equipment, Chain Saw, 2 small electric outboard motors, small open 8’ boat in working condition with two oars, plus a raised 500 gallon fuel tank with fuel nozzle and spare parts and much more. The original owners who built the place kept great records of all that was done to the property and we did the same. All manuals of all equipment included with house as well as receipts have been kept and will be included with purchase. We will also include a list with phone numbers of all services and business in the area that know how to get to the property for various needs. Recently we had the leveling on the house inspected and it was completely centered and foundation is in fantastic condition. The fact that this property does offer a power grid tie-in as well as a natural gas well may cause some to be cautious when considering this home. That is quite a reasonable reaction due to all the information now about the dangers of Smart Meters and Hydraulic Fracturing of natural gas wells. I wish to explain why these two concerns are not something that is a safety hazard with this unique home. We would have not purchased this home from the original owner if we had not personally inspected every aspect of what the property had to offer as we have studied and researched such things as electronic pollution and hydraulic fracturing for several years now. First off let me put the Smart Meter issue to rest for those who may have questions regarding it. This house does have the option to be provided with power from a local Co-Op electric company. However since we live in such a remote area, in fact we are at the end of the line, our house as well as almost all in the outlying area have the good old fashioned analog meters. We do not even have an employee of the company come out to read our meter. It is on an honor role system where once a month we read the meter, report it to the company and then pay our bill. This is all assuming that a new owner would even want to be connected to the grid. Electric pollution is not even a concern at all since the nearest and only two cell phone towers are miles away. The more important issue certainly is the natural gas well. Natural gas wells and hydraulic fracturing has become a huge controversy in the media these past few years and rightfully so. There are many dangers to what has been happening to homeowner's watersheds in their areas. Prior to us purchasing this home we inspected the property and amenities thoroughly with the owner who not only built the house and designed the property but is also the owner of a medical survival company, is an engineer and a Corpsman veteran. He wanted the pond to always remain pure as an ecosystem with its naturally stocked fish so he took great care in constructing this homestead. The water supplied to the house comes from an elevated natural spring which comes out of the hill above the east side of the pond and then is fed to the water cistern by gravity 1000 feet away. It is essentially an enclosed system which was purposely designed that way. As a secondary and emergency water source is the pond which he had enlarged to three times its original size that is kept full with other natural springs and snow runoff. We were naturally concerned about the gas well since it is located in the front yard until we had a conversation with the owner of the family business that maintains it. This well was drilled the old fashion way with an auger bit and not by way of hydraulic fracturing. It is an older well but still has an abundance of gas. In fact we only utilize less than 1/15th of it for our home per year estimate. The well is located less than 200 feet from the home and by federal law it cannot be drilled any deeper. The original owner knew this when picking the location of the house. To make it even better not only do we get all the free gas we want, plus royalties and 50% mineral rights but even if the company that maintains the well wanted to drill deeper, which they cannot, or drill elsewhere on the property they cannot. If the owner does not agree to it then they cannot drill. So basically what we have is a gas well that will live out its days providing natural gas which I was told will continue for another 50+ years. The water supply to the house is not from the water table under the house but from an elevated natural spring 1000 feet away. That means no water faucets catching on fire and no nasty chemicals to be consumed. I hope this puts interested buyers at ease and any further questions will be happily answered. The house itself is a manufactured home in excellent shape. Built in 1994, it has been on this property for the last 12 years. It is roughly 1600 square feet resting a top a secluded area on the Appalachian foothills of Ohio. Neighborhood Description

The property is 40+ acres on beautiful heavily wooded property with ATV trails throughout. The property is located in a peaceful secluded area where your only two neighbors are about one mile on one side and almost a mile on the other. Across the road is more of the property with a creek that runs through it and beyond that is hundreds of acres of unused property owned by AEP Ohio.
