What makes your home a Green or Healthy Home?
The home is on a west facing slope and receives unimpeded sunshine to run the solar system.Property Description
This home was built by the owners of Okemo Ski Resort in Vermont as a hunting cabin. It is an open concept stick frame home with 9 4ftx4ft windows facing the Bitterroot Mountains for an unimpeded view from atop the Sapphire Mountains.
It has a fresh water well at 65 feet which feeds water needs of the home (Rinnai On-demand hot water) and a year round spring that feeds the water needs of a herd of horses.
The home is powered by solar and wind with an Outback converter/inverter system and 12 L17 batteries. There is a back-up gas-powered generator that can plug-in and charge the whole system if needed.
There is a wood stove that more than heats the house to a balmy 85* even when it's -20* outside. There is a back up propane stove as well. The 1000 gallon propane tank supplies more than a years worth of propane for the on-demand water heater and the back-up stove. It could be exchanged for a smaller tank. The tank rental fee is $100 per year.
The 20 acres are fenced and cross fenced for horses. The horses have 3 off-set self-filling drinkers. There is a small 3-sided shelter with a tack room in the pasture. The entire property can be closed for the horses to use. A "backyard" is also fenced for dogs and to keep free-roaming beasts away from he solar panels and wind-generators.
This home was occupied for 5 years by a single girl from Southern California with NO special skills.Neighborhood Description
There is no formal neighborhood - the nearest neighbors are about a 1/4 mile in each direction. There are about 8 homes in the area, all with at least 20-40 acres. Some homes are either not occupied or only occupied part of the year.
The home is located 5 miles past the state game lands, with another parcel of game land about a mile away. National forest service land - with access - lies less than a mile behind the property.Market Area
There is a small town of Corvallis located about 7 miles from the home. The population of Corvallis was 976 as of the 2010 census. There is a mercantile store (convenient store), pub, doctors office, pharmacy, and a school. The closest larger town is Hamilton, which is quaint and has many traditional amenities.School District
Corvallis School District is a small district in which the children has small class sizes and individualized attention.Community
The community is a mix of long-time farming families, as well as many members of the scientific community. Both the National Institute of Health and GlaxoSmithKline have research and production facilities in the area and are major employers. Log home builders are another force in the valley.
The Bitterroot Valley is home to many outfitters for fishing and hunting expeditions. It's a welcoming and pituresque community with world-class skiing and hot springs nearby.Location of Home or Land
