Our home is off the grid utilizing Wind and Solar power meaning you have no electric bill. We also have solar hot water heating which is available in the warmer times of the year. For the rest of the year we have an Insta-Hot water heater run off of propane to supply hot water. The house is heated with an Amish wood cook stove.

Property Description

The farm was originally an Amish farm. The Amish built the main house in 2000. It is 2400 square feet 2 -story with a full dry basement. The construction is traditional stick built construction with vinyl siding and metal roof. The house has all double-pane vinyl windows. There are hardwood floors downstairs and upstairs the Amish sanded and stained the plywood subfloors(you have to see them to see how nice they are). We renovated the house after we bought it from the Amish. The house was originally a 6 bedroom house. We combined a couple of bedrooms upstairs along with part of the landing a made a master suite out of it. In the master suite there is a large walk-in closet and access to the half bath. We also had knock-down texture applied to the walls upstairs and painted everything top-to-bottom. Downstairs we replaced the kitchen cabinets with nice Amish built hickory cabinets. The house had no interior trim...downstairs we put hickory trim and upstairs is dark stained pine. We had the whole house wired for plugs and lights. We put ceiling fans in all the bedrooms. The Amish has a wash house built onto the main house...we re-worked it to have a toilet room, a sink station, a 2-person tub room, a shower room, washer hookup, utility sink, and place for the solar hot water system. Down in the basement is a room that the Amish started building out for a bedroom, a "root cellar" room, and a large open area. Down in the basement is where the solar and wind system components are. Also in the basement is the main valve for the rural water and we have a whole house water filter on it. The house was built into a hill where part of the basement is in the hill and the other part is a walk-out. On the first floor of the house is a wrap-around porch that cantilevers over the hillside. The view from this porch can relieve a lot of stress. Next to the house is a 2-story building that in the basement is an Ice House that is foamed inside and out. We filled it one winter from the pond that is below the house. Upstairs of the building is a small shop area. There is a second residence on the property which has a separate bathroom and pantry and 2 bedroom areas, and a large open living space. As part of the building is what we had planned for a store space with a separate entrance. Attached to the second residence is a 32 X 40 Shop building with 12 foot eave height, room-in-attic trusses(you could build another living space in the top of the shop), and concrete floor. The property has a barn that can store 500 small square bales of hay, accommodate multiple horse, and has 2 milking stalls. Part of the barn is setup for a chicken coop. A 35X75 Hoop building can be utilized for many purposes, we use it for equipment/hay storage and a bad weather animal shelter. A 28X32 greenhouse with drop-down curtains has 2 long raised beds that we have grown organic tomatoes in. The greenhouse has a barrel wood stove and an irrigation system. The small orchard has apples, peaches, plums,and pear. The 1800 plant strawberry bed has been cultivated organically and this will be the third year of production...last year producing 500 pounds. There is a large creek that runs thru the property. We have about 20 acres of woodlands and 30 acres of flat bottom ground, the balance is in pasture. The farm has 2 ponds with animal waterers. The whole farm is fenced to hold large animals. There is a small pasture that is setup with hot wire for sheep. The hunting in this part of Missouri is some of best in the country. We have a deer stand in the woods. This homestead is up and running, come and make it yours.

Neighborhood Description

The farm sets in the middle of a rural farming community. It is a mixture of Amish and farms/ranches. A lot of the folks around here have been here for generations. They have been very helpful and welcoming. The land in the area is generally rolling.

Market Area

The farm is 6 miles from the closest town of La Plata. La Plata has a grocery store, hardware store, Dollar General, Bank, lodging, fuel, and eating establishments. La Plata is a quiet and safe town. 16 miles north of the farm is a larger town of Kirksville that includes 2 Universities, one being a Medical/Dental school. Kirksville has everything one would require. There is also a Farmer's Market during the Summer in Kirksville.

School District

The government school in the nearest town is highly regarded and the town people are very supportive of it. We home school...the home school laws in Missouri are some of the best in the nation.

Community

The farm sets in the middle of an Amish Community which is a huge asset for gaining homesteading knowledge as well as being a resource for tools and help. The farm is about 2 miles from a Quaker group who live with no electric and no cars, they are a wealth of information on living the simple life. The closest town is 6 miles away and has a grocery store, hardware store, fuel, a few eating places. A few miles west of the closest town is another Amish community bulk store and a salvage grocery
