This is a lot of home for the money.
Pasture, woods, private and super efficient.
It is a story, 5 bedroom, 3 full bath, passive solar, with solar hot water heating. It is approximately 3000 square feet. It is architecturally designed and professional built (not a do it yourselfer, weekender cottage here).
It could well be more to build a house of this quality than what we selling it for.
Plenty of southerly facing triple pane glass for passive solar heating in spring, winter and fall. "Mexican tiles" set in 2" of cement along the south side of the house provide for thermal mass and heat storage. Walls are 8" thick (2x6, and 2x2) with plenty of insulation built in.
Ceiling fans in all bedrooms and living room. Ceilings are vaulted in all rooms. Ceilings are super insulated at about 18", over the entire house. Roof is vented with a ridge vent.
For additional heat there is a wood stove that is vented with outside air and a forced air furnace. You do not need to run both of them. Either of them does a great job. An open stairwell in the middle of the house provides for great heat circulation with the woodstove. The mass of the house holds it for very even heating.
The force air furnace is LP gas and the tank is owned and comes with the house.
We use the solar hot water heater in the spring, summer and fall. When not using that, there is an electric hot water heater.
Kitchen was recently renovated with hickory cabinets, new island, new maple hard wood floor, new range and eat in design. Has dishwasher, refrigerator and disposal. Three heat exchangers through out the house. Much of the carpet has been updated, with a some wool carpet.
Wood trim is custom, on site made red oak-BEAUTIFUL and natural.
Front porch/deck under the house roof with a ceiling fan to seit and enjoy the cool evenings with friends or eat lunch in the shade.
Plenty of closets and storage to take advantage of all the space.
Attached 2 car garage with nice bonus shop off the front of the garage.
Siding is western cedar with lapped edging.
Large paved and concrete circle drive way that is paved all the way to the road.
Under the roof of the house opposite the garage is a storage shed that we use for gardening tools.
Our gardens have always been organic, with some bio dynamics. We composted heavily with clippings and manure from our goats. Some compost remains. Excellent ground for growing.
Versatile barn has water and electric. There is woven wire fencing around the back pasture. More fencing could be added. Barn is 2-3 stalls with a large loft for hay and is just a short walk from the house.
It has a well and septic system.

Very low traveled paved road that runs along a creek bottom. The creek and bottom along Hamby Road are walkers and cyclist favorites due to low traffic, beautiful scenery, no power lines.
Southern Indiana has beautiful rolling hills and hard wood forests full of deer, turkey and other critters. It is refreshing to walk on the road or play in the creek.
Blue ribbon Floyd Central high school is 3.5 miles up the road.
Neighbors have equal or more acreage. No little land cut outs with a mobile home on it that border us. Corn and soybeans planted nearby on creek bottoms, that can cannot be developed due to being on the bottoms. Louisville has a very nice arts, music, and alternative community and a very nice newly developed riverfront with VERY little traffic. It is a friendly city that is just big enough to have a small feel, yet offer everything you may need. With Kentucky and Southern Indiana lakes, rivers, hiking, camping etc nearby, you can enjoy these.School District
