Neighborhood Description

First \"settled\" by gold and then silver miners in the 1890\'s, the little mining community of Alice and St. Mary\'s Glacier is located on Fall River Road, just a 20-minute drive north from Idaho Springs and Interstate 70, just one hour from downtown Denver and Denver International Airport -- but a world apart. rnrnNestled just below the Continental Divide surrounded by 13,000 foot peaks, the home is situated at the very top of the development, which was platted in the early 1970\'s but never completely built out. The double lot is gently sloping and includes Colorado Blue Spruce, Douglas Fir, and Bristlecone Pines, as well as Aspen and willows -- and incredible wildflowers (including the Colorado State Flower, the Columbine, and the Wyoming State Flower, the Indian Paintbrush). There are year-round creeks surrounding the property and the Homeowner\'s Association owns (and stocks) its two trout-filled lakes. You can\'t see another home from inside, yet you can see \"forever\", including the 14,000 foot peaks to the south and the \"glacier\" itself, which is a year-round snow field with its own glacial lake nestled below it -- all just a 15-minute walk. rnrnThe community has a healthy mix of perhaps 100 to 200 year-round and summer residents, and there is a real opportunity to participate: we have our own Water and Sanitation District, Municipal District -- including year-round access with winter snow plowing, and the Homeowner\'s Association. We have never found such a combination of alpine views and quality design anywhere in Colorado, especially so convenient to Denver and even more importantly, in this price range. There is a small family-oriented ski area nearing approval, but the home is beyond it and will not be affected negatively -- just adds another amenity if you choose to take advantage of it.

Market Area

Idaho Springs provides a good supermarket and many good restaurants, even its own micro-brewery pub. And of course, Denver has quietly evolved into a world-class city, with an airport that connects to the entire world, wonderful museums, an outstanding performing arts complex, and too many fine shops and restaurants to mention.
