As far as possible, orginal materials and all the glorious mature trees on the site were preserved. Great efforts were made to build in a safe, environmentally sensitive manner, removing all hazardous materials, controlling water erosion, prohibiting the use of any toxic materials and selecting new finish materials for their environmental sensitivity, including low and non-VOC water-based latex paints, non-PNC piping, fiberglass-clad energy windows, Hardie plank siding, Ipe exterior decking and non-formaldehyde wheat board cabinets. The original old growth fir flooring was repaired and refinished and matching re-milled fir flooring salvaged from an old whiskey distillery was instlled in the rest of the house, and finished with organic, water-soluble coatings. The 100 year old float glass in the old windows was salvaged and reused to make new transom windows. Other unused salvaged materials were delivered to Portland\'s not-for-profit rebuilding center for reuse on other projects.
Highest quality plumbing fixtures and fittings were selected for maximum water saving efficiency and rainwater is collected in a cistern with a double piping system which facilitates grey water flushing for the toilets. A high-efficiency gas fed boiler feeds under-floor heating in five separate thermostat controlled zones, for higher air quality, and maximum cost efficiency and comfort with the least amount of airborne particulates. A central ventilation system circulates warm air in the winter months, and pulls up cooler air from the lower level in the hotter summer months, while removing hot air out through attic vents.Property Description
